House Rules

Good to Know Before Your Stay

To ensure a comfortable and enjoyable stay for everyone, we kindly ask that you familiarise yourself with the following house policies. These guidelines cover the essentials of your stay, from guest registration and check-in to housekeeping and use of the property.

1. Registered Guests

Maximum 6 guests. Only registered guests may stay overnight. Day visitors are welcome. All guests must provide a passport or Thai ID  (before arrival) for TM30 registration. Lead guest must be 18+.

2. Check-In & Check-out

Check-in from 3:00PM

Check-out by 12:00PM

Early check-in or late check-out may be available on request (subject to availability).

Before You Leave
Before checking out, please:

• Turn off all air conditioning and lights.
• Lock all doors and windows.
• Leave bungalow keys on the dining table or bed.
• Send us a quick message once you’ve checked out.
  

3. Your Accommodation

Enjoy exclusive use of the entire property, including the private pool and your own entrance.

For stays of 4 nights or more, complimentary housekeeping is provided every third day.

4. Housekeeping

Additional cleaning can be arranged upon request:

Bungalows: 500 THB per service

Orchid House: 1,000 THB per service

Includes fresh linen, towels and general cleaning.

5. Wi-Fi

Complimentary high-speed Wi-Fi throughout the property. Your Wi-Fi login details can be found in your check-in information and house manual.

If you experience any connection issues, please contact us and we'll be happy to help.

6. BBQ Facilities

Shared BBQ available by prior arrangement. Please let us know at least 1 week before your arrival.

3+ nights: Complimentary

< 3 nights: 500 THB per use

7. Quiet Hours

9:00PM - 9:00AM

Please keep noise to a respectful level, especially outdoors.

8. Parties & Events

Parties, events and amplified music are not permitted unless approved by the host in writing.

9. Smoking

Smoking is permitted in outdoor areas only. Please keep doors and windows closed and use the ashtrays provided.

Smoking inside the property, including bedrooms and bathrooms, is strictly prohibited.

Candles, incense, mosquito coils, and any other open-flame or smoke-producing items are also strictly prohibited indoors.

• A minimum cleaning fee of 10,000 THB will apply if smoking occurs indoors.

10. Pets

Small dogs and cats may be accepted with prior approval (250 THB per pet, per night). Large dogs are not permitted.

11. Pool Rules

Swim at your own risk, supervise children, no glassware, keep noise low in the evening. Pool lights and outdoor lights operate automatically. The pool is serviced every Monday and Friday.

12. Towels

Each bedroom includes 2 bath towels and 2 hand towels. (6 swimming towels are provided, only for the Orchid House property.)

Replacement towels available for 80 THB each.

13. Garden & Fish

Please do not pick flowers, remove plants, or catch, handle, feed or remove any fish. Our gardens and ornamental fish are part of what makes Pattaya Bungalows special.

14. Parking

Complimentary on-site parking is available for guests.

Motorbikes may also be parked outside the property.

Please ensure all vehicles are locked and valuables are not left unattended.

15. Security Cameras

For the safety and security of our guests and the property, CCTV cameras are installed in outdoor areas only, including the entrance and perimeter.

There are no cameras inside the house or in any pool areas.

16. Damage, Cleaning & Replacement Fees

Please treat the property, furnishings and amenities with care. Guests are responsible for any damage, excessive cleaning or missing items during their stay.

17. Security Deposit

A security deposit hold is required 2 days before arrival:

Bungalows: 10,000 THB

Orchid House: 20,000 THB

Released after check-out (if no damage).

18. Booking & Payments

30% deposit at booking. 70 % balance charged 7 days before arrival. Last-minute bookings (within 7 days) are charged 100% upfront via Stripe.

19. Cancellations

Full refund: 14 + days before check-in.

30% deposit non-refundable: within 14 days.

No refund: within 7 days.
