01 — Property Condition and

Excessive Cleaning Fee

Please treat the property, furnishings and amenities with care throughout your stay.


We understand that accidents can happen. If anything is accidentally damaged during your stay, please let us know as soon as possible so we can arrange repairs or replacements promptly.

Guests are responsible for any damage, breakages, excessive staining, missing items, or additional cleaning required during their stay.


Property Condition

The standard cleaning fee covers normal housekeeping between guest stays, including routine cleaning, laundering of linens and towels, and preparing the property for incoming guests.

We kindly ask that you leave the property in a reasonably tidy condition upon departure.


Excessive Cleaning

If the property requires cleaning beyond our standard turnover service, additional cleaning charges may apply. This may include, but is not limited to:

  • Excessive rubbish
  • Food waste left throughout the property
  • Heavy stains on furniture, linen or towels
  • Smoking residue
  • Bodily fluids
  • Excessive sand, dirt or mud
  • Any unusual level of cleaning required to restore the property to its original condition


Where additional cleaning is required, a fee of 1,300 THB per hour will apply based on the actual time required by our professional cleaning team.


Where applicable, cleaning hours may be documented and supported by photographs, reports or invoices.


2 — Replacement Charges

Replacement charges may apply for damaged, broken, heavily stained, missing or unreturned items, including:

Complimentary Water Bottles

Complimentary Singha glass drinking water bottles are provided upon arrival. These bottles are part of a reusable exchange program and must remain at the property.

Please do not dispose of them or place them in recycling bins. Missing bottles may incur a replacement charge.


Elephant Dolls

The elephant dolls placed on your bed upon arrival are available for purchase as a keepsake of your stay. Price: 500 THB each.


If you'd like to take one home, simply let us know during your stay.

Elephant dolls removed without prior arrangement may be charged accordingly.
