By confirming your reservation, you agree to the following payment schedule:



• A 30% deposit is charged at the time of booking to secure your reservation.
• The remaining 70% balance will be automatically charged to the same payment method 7 days before your scheduled arrival.
• For bookings made within 7 days of arrival, the full booking amount (100%) will be charged immediately at the time of booking.

All payments are processed securely through Stripe, ensuring your payment information is protected.

A refundable security hold will be placed on your payment card 2 days before arrival.

This is a temporary authorisation only and is not an actual charge.

Security hold amounts are:

• ฿5,000 – Condos (Prime 11 & Le Cote)
• ฿10,000 – Bungalows (Bungalows I, II, III)
• ฿20,000 – Villas (Orchid House)

The security hold will be released after checkout once the property has been inspected and no damage, excessive cleaning, missing items, or other outstanding charges have been identified. Depending on your bank, it may take several business days for the released hold to become available in your account.



Where applicable, part or all of the security hold may be used to cover damage, replacement costs, excessive cleaning, breaches of the House Rules, or any other outstanding charges incurred during your stay.

• 14 days or more before arrival: Full refund of all amounts paid.
• Within 14 days of arrival: The 30% booking deposit is non-refundable.
• Within 7 days of arrival: The booking becomes non-refundable, and the remaining balance will be charged in accordance with the payment schedule.
